To all registered investors and internet browsers: Happy New Year!

Many sites have an about us page like we do which will tell you a bit about the background of a company but not many sites will offer you a real insight into what they do on the day to day running of the company.

We wanted to utilise our blog here not only by posting informative articles and relative material, but to give our customers and those browsing our site an idea of how we operate on a daily basis. We believe that every company should be transparent with it's clients and that is what we intend to do.

Tuesday 8th January 2008:


7:47am

Arrive at the office and power up the laptop, the first call of the day is to check all emails that have arrived overnight or first thing this morning. Sure enough we have a number of alert emails from our online database management system to inform us that we have had three new subscribers join overnight and an email from an existing investor who is enquiring about the progress of an overseas investment he has purchased.

We are quite fortunate that upon a new member joining our computer sends an automated Welcome email that contains some ongoing investments. We need to follow that with a newsletter of our latest property investment opportunities but first we respond to our existing customer and explain that the overseas development is progressing well and attach photos of the development site and a report sent to us by the Director of the site only days earlier.

11:10am

A number of returned phone calls keep us busy this morning. One from a developer we have been looking to set up a meeting with as we like the sound of their property developments currently underway in Nottingham. It's so hard to find new build property that offers a realistic return and a realistic asking price. We get a number of characters trying to find out if we want property in Dubai and (my personal favourite) Spanish beach or golf resort property! If you need to know why to steer clear of these sorts of investments, all you have to do is call our office and ask or I can arrange to meet with you.

In any case I do listen to all proposals from all developers but most of the time the people who call you have no where else to go. One call is from a letting agent to inform us that they have found a tenant for a completed investment purchase that one of our clients; that will make him happy! Also a prospective applicant for our new operations management role calls to arrange an interview. Finally, our US team call to ask us whether we would like to partner them at the property investment show in London at Earls Court in March.

2:16pm

It's been a busy day and I have only got back in from grabbing a quick sandwich. It looks as though everyone has a New Years resolution to begin the hunt for more property investments as we are quite literally bombarded with enquiries. We have several opportunities we would like to take on board as we are itching for new property at the start of the year but first we need all the figures, market data and local investment information before we begin to strike an agreement with a developer or feel comfortable enough to pass the investments to our customers.

Luckily the developer has prepared material for us but our analysis does not stop there. Not by a long shot. The first thing we do is make a note of the rental projections and property valuations placed in the marketing material. We then check these figures with local estate agents to get an up to date view of the market conditions/demand and conduct some online research of the area. The next step is to find out what other developments and investments are taking place in the area that would have an impact on our site. All looks very promising but there are still a number of key stages left including a visit to the proposed site and the local council.

6:37pm

Amid the detailed analysis of our investment proposals we have our shortlist and make arrangements for further talks in the morning. The day isn’t over as we work on the content for our most recent newsletter, respond to more new investors who have signed up and alert our sales team to contact a customer at a specified time in the morning to discuss our commercial investment opportunities.
